Terms and Conditions for Scaffolding

Construction

Work authorized by this permit must comply with the General Terms and Conditions for New Construction and Temporary Structures.

Height

A building permit is not required for scaffolding that does not exceed 40 feet in building height. The Department of Buildings will not issue a building permit for scaffolding that does not exceed 40 feet in height.

Installation on or over the public way

A separate permit from the Chicago Department of Transportation (CDOT) is required to install scaffolding of any height on or over a public street, alley, or sidewalk (the “public way.”)

Installation on or over adjoining private property

The City of Chicago does not have authority to permit installation of scaffolding on or over adjoining private property without permission from the owner of that property. Before applying for a building permit to install scaffolding on or over adjoining private property, you must secure written authorization from the owner of that property.

Industry standards

Scaffolding must be erected, maintained, used, and removed in a manner consistent with industry standards for safety and structural stability.

Worker safety

Workers allowed to access scaffolding must be provided with safety training and safety equipment required by local, state, and federal law.

Scaffolding safety training

Every individual involved in the erection, maintenance, use, or removal of scaffolding that requires a building permit must carry proof that they have completed a scaffolding safety training course approved by the Building Commissioner during the previous 4 years.

Removal

Scaffolding must be removed, or an extension permit secured, before the expiration date on the permit. The City of Chicago may remove scaffolding that is not removed by the expiration date and recover all costs of removal from the property owner and contractors listed on the expired permit.
